First-Time Home Buyer Credit Not Just For First-Time Homebuyers
January 4th, 2010 11:13 AM

Most people are aware of the First-Time Home Buyer tax credt, howver what most people don't realize is that this credit is not only for the first-time home buyer but it also extends the credit for long-time homeowners buying a replacement principal residence. 

Under the new law, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2010 and close on the home by June 30, 2010. For qualifying purchases in 2010, taxpayers have the option of claiming the credit on either their 2009 or 2010 return.  

Members of the military, Foreign Service and intelligence community serving outside the U.S. should also be aware of new benefits in the law that apply particularly to them.

What an incredible time to buy real estate here in South West Florida! First time homebuyers, seasoned investors and everyone in between are snapping up the Real Estate Bargains here in South West Florida.

Just an Average Person

Short Sales Taking Forever

Unfortunately short sales are being handled by people who Do Not have any experience closing short sales.  Buyers and Sellers have become increasingly weary of "Short Sales".   The sad reality is because so many inexperienced people are handling short sales.  

Buyers are finding their dream homes, putting in strong offers, thinking they are going to move into their dream home soon, only to have months go by and finally be told that their offer is not accepted.  Even worse never hearing anything.

Sellers are racing against the ticking "foreclosure clock" and the clock is beating them down, thus losing their homes to foreclosure.  Imagine having your home listed for sale, thinking you finally found an answer to avoiding foreclosure and before you know it your home is on the market for 7, 8, 9 even 12 months with absolutely no closing in site? 

With out the help and guidance from an experienced short sale closer this could happen to you or someone you know.  Make sure the person you hire has a system in place to get short sales closed quickly.  Make sure you DO NOT pay someone to handle a short sale for you.  A reputable and experienced Broker will not charge you to do a short sale.
